WE VALUE OUR RELATIONSHIP WITH YOU
We take pride in developing ongoing relationships with our clients based on integrity, trust and mutual respect. Before representing you as a prospective buyer, we will provide a written summary of possible relationships we have in the marketplace and make sure that you understand any prior relationships we have had.
We also want to make sure that you understand our role as a buyer agent and the benefits of a buyer agency relationship. As a buyer agent, we will be there for you from the time you sign the contract until you settle on your new home.
- We represent your interests, not the seller's.
- We research the seller and the property.
- We identify potential weaknesses and potential resale.
- We analyze the market to determine an appropriate offering price and let you know if we believe that the house is overpriced.
- We negotiate on your behalf to obtain the best price and best terms, and we keep your offering strategy confidential.
- We prepare the sales contract with your best interests in mind and add any necessary clauses to protect your interests. We will provide the Consumer Notice and Business Relationship Agreement for your review and signature.

We will provide a list of suggested steps for you to follow to make your home-buying experience the best it can be. We'll also listen to your concerns about purchasing a property and talk about how we can address them with contract clauses and contingencies.

Once we understand your timeframe for acquiring a property, we will talk about the availability of homes within your targeted price range and the need for prompt review and consideration of properties of interest.

Once we have an idea of what you are looking for in a property, we go to work to find the home of your dreams.
- We'll talk about current market trends within homes that meet your search criteria.
- When new properties that meet your requirements are posted on the Multiple Listing Service (MLS), we can e-mail the listings to you immediately. We have a multitude of listings, contacts and sources for properties.
- We can help you locate unlisted, for-sale-by-owner and builder properties.
- We know what's coming on the market and what's going off.
- We are an affiliate of Prudential Relocation, the second largest relocation company in the United States. We work with a large network of local companies, including Kraft Foods, BMW of North America, PJM, PPL, BASF, Sanofi, Olympus, Kidspeace, St. Luke's Hospital and Lehigh Valley Hospital and Health Network.
If necessary, we can talk about changing your strategy or modifying your home features criteria, location constraints or price range in order to expand your list of potential properties for consideration.
As soon as you've viewed a potential property, we'll have an open, candid discussion about the home, your feelings about it and next steps.
WE'LL HELP DETERMINE THE PROPERTY'S VALUE
When you find a property you want to make an offer on, we put our market expertise to work on your behalf.
As part of our price counseling/CMA services, we will prepare a summary comparing the property you're interested in with:
- Similar active listings
- Under-agreement sales
- Recently sold properties
We'll help you understand the state seller disclosure laws, and, if applicable, review the Seller's Disclosure for the property you've selected.
WE'LL HELP YOU MAKE YOUR BEST OFFER
When you're ready to make an offer, we ll review the steps necessary to prepare, communicate, present and negotiate an offer. Before we execute a contract, we will explain it to you in detail.
WE'LL HELP YOU NAVIGATE THE NEGOTIATING PROCESS
We'll evaluate your position based on all the factors that influence your offer's strengths and weaknesses. These include market conditions, terms, price, seller assists, timing, contingencies, financing options, property condition, flexibility and your ability to take risks.
We also prepare an estimate of closing costs and review them with you.
We'll deliver your sealed offer to the listing agent's office. If there are multiple offers, we'll help you strategize when creating your best offer.
We'll negotiate on your behalf until you and the seller reach an agreement. During this time, be aware that the seller could receive another offer.
When you and the seller reach an agreement, all parties will initial the agreement and date any changes. The property typically will come off the market.
WE HELP MANAGE CONTRACT CONTINGENCIES
We'll prepare and review the contract and call your attention to any critical sections or language that may need to be addressed.
We'll also establish a specific schedule of dates and events regarding contingency activity or removal, and we'll monitor their status.
WE'LL MANAGE THE INSPECTION PROCESS
Once the seller accepts your contract, we will:
- Facilitate the inspections outlined in the contract
- Negotiate remedies to specific problems
- Remove contingencies
WE'LL SIMPLIFY SETTLEMENT FOR YOU
We'll help you prepare for settlement. As part of our wide range of settlement services, we will:
- Remind you to obtain homeowners insurance and to notify utilities
- Conduct a pre-settlement walk-through
- Confirm the amount needed for settlement (certified or cashiers check)
- Send settlement notices to inform you of the date and time of settlement and what you need to bring
